A buyers agent and a selling agent – Opponents?

A buyers agent and a selling agent – Opponents?
Hey there Inner Westies, I want to introduce our new guest blogger Fred Haggar. Fred is the principal of Property Search 4U, a buyers agency which is basically a one stop shop for all information regarding the property market, in particular in the Inner West. I picked his brain when I was looking to buy a property and I’m sure he can offer other Inner Westies valuable information on our local...

Is the Inner West property market finally slowing down?

Is the Inner West property market finally slowing down?
Could it be true? Is there a down turn in the inner west property market? In the last month there have been a noticeable amount of auctions cancelled, withdrawn and passed in. Check out the auction statistics for the month of April and March in the suburbs of Newtown, Erskineville, Camperdown, Alexandria, Stanmore, Enmore, Petersham and Marrickville. innerwestrealestatesydney.com.au has been making...

Kitchen Nightmares – Gordon Ramsay would be disgusted

Kitchen Nightmares - Gordon Ramsay would be disgusted
The original kitchen in my “renovators delight” property was completely disgusting. Because we were on such a tight budget we considered keeping it (hard for even myself to believe seeing these photos again). My sister slaved for several days cleaning the grime and filth out of the cupboards, she even scored an eye infection for the awful experience. Needless to say she wasn’t...

A real, real estate biatch!

A real, real estate biatch!
Imagine this, you are trying to find a rental property in the Inner West which is hotter than hot right now. Either the property gets snapped up before the open house or you are competing with 30 or so other groups of potential renters. On Saturdays you run from one open house to the next, and if like last Saturday, in temperatures that are more suitable for being at the beach. So its Friday afternoon...

Marrickville unit sold for $5,420,000

Marrickville unit sold for $5,420,000
Wow! 10/11 Hill Street, Marrickville must have been a very impressive 2 bedroom unit. It is described as a “stunning resort style apartment” in the advertisement. I wonder if this is a record sale for Richardson and Wrench Marrickville. And here I was thinking that maybe the real estate market might take a little while to get back into its pre-Christmas groove. Lots like someone has made...

Dear Santa…

Dear Santa...
Dear Santa, All I want for Christmas (other than world peace and happiness of course) is for my plumber to come back to install my kitchen sink so I no longer have to wash up the dishes in the bathroom basin and while he is there it would be great if he could also hook up my laundry tub so that I don’t have to take all my washing to my brother’s house. I would be really grateful if you...

The person who invented the decorative cornice should be shot!

The person who invented the decorative cornice should be shot!
So the filling and sanding of walls is complete… well as complete as it can be in a 1920′s house that is full of cracks and holes that were hidden beind wallpaper. Two fireplaces have been removed due to various states of decay. The only problem with removing the fireplaces is the two empty spaces which I need to fill and match with the existing decorative cornice in the room. So I had...

Real estate in Marrickville has taken off!

Real estate in Marrickville has taken off!
Looks like I got into the real estate market just in time! What hope does anyone have if 2 bedroom units in Marrickville are selling for $4,450,000. Mind you that does include a garage, and in the inner west – that means big bucks!  Read More →

Original price guide $80. Sold for $1,151,500

Original price guide $80. Sold for $1,151,500
I first wrote about 11 Temple Street, Stanmore when I discovered that the initial auction price guide was $80 (obviously a typo), then it was upgraded to $800,000, but the agents were just a little off the mark with this property. It sold at auction for $1,151,500 last Saturday. That is a only $351,500 above the price guide! What am I missing? It looks like a complete dog box! For all auction results...

Property price guide above $80. Anyone interested?

Property price guide above $80. Anyone interested?
For those people who are looking to buy a property in the inner west and have been struggling to save the 10% deposit – this might be the property for you. The price guide indicates the vendors would be open to offers of about $80. We all know real estate agents tend to indicate a price guide a little bit below what the property if likely to achieve – but this is a little ridiculous. For...
